<br />other reason for the gable roof is for maintenance reasons and the fact that it sheds water a lot <br />faster which makes the building last a lot longer. <br /> <br />The second issue is the two-foot passageway between the proposed building and the Arapahoe <br />building to the north. They do understand that the two feet is not on there property and are not <br />sure what they can do to alleviate the problem. The are in on-going discussions with the <br />Arapahoe building owner to see what can be done to mitigate the issue. One advantage is that the <br />two-foot passageway would allow floodwaters to flow through. <br /> <br />At this point, the flood elevation is three feet above the existing sidewalk and their first floor <br />needs to be two-feet above that. At this point in time their first floor is required to be five feet <br />above the sidewalk. A 60-foot long ramp would be required. <br /> <br />Members of Public: <br /> <br />Rich Karlyle, owner of the Arapahoe Building, which is next door to 706 Front Street. Mr. <br />Karlyle stated that he has met with the applicants regarding the two-foot strip that is on his <br />property. He expressed to the applicant that he has no intention of selling the two-feet and having <br />a building adjoined to his. He does not want to go to the expense of moving five gas meters <br />along the wall. Mr. Karlyle recommended that there be a three or four-foot walkway between the <br />two buildings which would make a good access in between the back of the building and the front <br />of the building. As far as the looks of the building he thinks it is fine. <br /> <br />Commission Questions: <br /> <br />Commissioner Thompson asked Mr. Karlyle if the direct lighting shining in would be okay with <br />Mr. Karlyle. Mr. Karlyle didn’t feel that lighting would be a problem. <br /> <br />Commissioner Thompson asked what floodproofing means. Mr. Fisher stated that you have to <br />bring the foundation walls up and those are concrete. If they had to go that route, they would <br />face the concrete with some nicer looking material than just bare concrete. Ms. Thompson asked <br />that it spite of all of the issues if the applicant was stilling to go forward. Mr. Fisher stated that <br />they do still want to go forward and that none of these issues are insurmountable and that there <br />are a number of issues that they just do not have answers to at this time. When they get the <br />answers they will figure out a solution. <br /> <br />Commissioner Boulet stated that he does not have a problem with the pitched roof on this site. <br />He does feel that it will work. He would like to see a couple more gables on the front elevations <br />added to give it more of a commercial look and that it would blend better with the Arapahoe <br />building. As far as some of the other problems that the applicant has regarding the access, he <br />wondered if there could be access through the Spruce Street lot, rather than having people <br />coming in and out of the Pine Street access.
