<br />Approved – September 18, 2003 <br />‘H’, Second Filing. Johnstone reminded the Commissioners that Village Shops at Colony Square <br />was approved in August 1999 and amended in December 1999 to add several food service uses <br />and to establish project sign criteria. The sign criteria that was approved is very detailed and in <br />some aspects more restrictive than the currently adopted CDDSG as well as being somewhat <br />difficult to administer and adhere to for both staff and the business owners/sign contractors <br />involved. <br /> <br />Johnstone reminded the Commissioners that the applicant, Tokyo Joe’s Restaurant is one of <br />several tenants and is coordinating on behalf of the property management company/owner and <br />various tenants the PUD amendment proposal. He informed the Commission that the proposal <br />has been in the process for over a year with discussions being held with Staff and the applicant. <br /> <br />Johnstone stated that the request has three components: 1) wall sign criteria, 2) new wall sign <br />locations and 3) project/property identification signs. He discussed the three components <br />including the following points: <br /> <br /> <br />1)Wall sign criteria: <br /> <br />a.New language simplifies how the area of signs is calculated which is 1 SF per <br />linear foot of building frontage. <br /> <br />b.Signs facing Dillon and McCaslin to be an opaque white for better visibility, but <br />still with indirect lighting. <br /> <br />c.The limitations on logo size has been problematic. This amendment would allow <br />for a ‘cabinet’ sign, rather than only allowing individual pan channel letters. They <br />would be restricted such that the sign faces would be primarily opaque. <br /> <br />d.The maximum height for characters and the sign would be regulated by the 24-inch <br />height limit or the PUD architectural elevations, whichever is stricter. <br /> <br />2)New wall sign locations: <br /> <br />a.A number of logical sign locations were overlooked in the original PUD. The <br />revised elevations, if approved, would establish several additional locations for <br />tenant wall signs. <br /> <br />3)Project/property identification signs: <br /> <br />a.The applicant proposes to install a “Colony Square” identification sign on the <br />existing open tower feature at the SE corner of the project. The sign would be <br />back lit, individual letters, 18-inches tall and white to match the other proposed <br />signs facing McCaslin. <br /> <br />Johnstone reported that Staff supports the amended PUD request with three conditions as stated <br />on the resolution. <br /> <br />Commission Questions: <br />No questions by Commissioners to Staff <br /> <br />Applicant Presentation: <br />Bill Wildberger, 502 Marion St., Denver, CO representing Tokyo, Inc. and Village Shops at <br />Colony Square provided a few historical background points for the Commissioners to consider. <br /> <br />11 <br /> <br />
