<br /> <br />Stewart stated that he felt the Commission had been misled regarding the parking allocation for <br />the front of the buildings. It would be approximately 4/1000. He also had a concern with <br />Condition #1 that reads as follows: The proposed expansion of 1,830 square feet to the Auto <br />Body Repair Center should not be approved in this PUD amendment application, and further, no <br />expansion of the auto body operation shall be approved because of the parking shortfall that <br />would continue to exist on-site with an expansion of this use. <br /> <br />Public Hearing Closed Commission Comments: <br />Chairman Lipton closed the public hearing and request comments from the Commissioners. <br /> <br />Commissioner Deborski asked about removing Condition #1. <br /> <br />Commissioner McAvinew supports removing Condition #1. <br /> <br />Chairman Lipton stated that he made a site visit to this site and to the Coal Creek Collision <br />Center and the Fordyce center looked horrible. However, perhaps with approval it may help out <br />in the short term and better than what we have now. He suggest that the following condition be <br />added ‘The applicant / owner shall be required to maintain an operable parking lift system for 10 <br />above grade parking spaces.’ He also stated that the City needs to work on the enforcement of <br />this and other sites. <br /> <br />Commissioner McDermott agrees with the addition of the condition presented by Lipton and the <br />removal of Condition #1. <br /> <br />Commissioner Loo also supports the removal of condition #1 and the addition of a condition as <br />suggested by Lipton. <br /> <br />Chairman Lipton moved the approval of Resolution No. 16, Series 2004 which is a resolution <br />approving a preliminary PUD development plan for the Crystal Estates PUD (Fordyce Auto <br />Center) that would permit the expansion of an existing auto body repair, lube center, office and <br />reception area by 1,830 square fee, and permit the construction of an additional 3,183 square fee <br />for auto body repair, brake / muffler service and office waiting area in an additional adjacent <br />building with the following 11 conditions: <br /> <br /> <br />1.A note shall be added to the PUD/SRU Site Plan that states no inoperable or wrecked <br />vehicles shall be parked in such a manner as to be visible from either adjacent public <br />Right-Of-Way. All inoperable or wrecked vehicles shall be parked indoors for servicing <br />or on the parking lift system located within the impoundment area between the two <br />buildings; <br /> <br />2.Additional landscaping shall be added to the PUD/SRU Site Plan that provides a greater <br />landscape buffer to any future uses to the south, across Cannon Circle Street. This could <br />be done with additional trees being planted at the entrance to the site; <br /> <br />3.A note shall be added to the PUD/SRU Plan that states, “On-street parking for vehicle <br />storage, employee or patron vehicles shall be strictly prohibited”; <br />12 <br /> <br /> <br />
