Gordon stated that there is a 6' privacy fence along the east side of the property, along with a
landscaped berm.

Davidson called for further Council questions.

NONE

Mayer moved that Council refer the final PUD Development Plan for Fantasy Orchids to the Planning
Commission with Council comments. Seconded by Howard. All in favor.

BREAK

Davidson called for a five minute break.

Council returned from break.

DISCUSSION/DIRECTION - FINAL SUBDIVISION PLAT AND PUD DEVELOPMENT
PLAN - QUANTUM RECORDING HEADS - CENTENNIAL VALLEY BUSINESS PARK

Paul Wood, Planning Director, stated the facility is to be constructed in two phases on Lot 1. Phase
I incorporates 60,000 s.f. of office (two-story) with 95,000 s.f. of high bay research and utility
support. Phase II would add 67,000 s.fofresearch and 20,000 s.f. of two-story office space. Three
work shifts are expected with the day shift at 430 employees, the swing shift at 70, and the night shift
at 30 employees, bringing to Louisville approximately 250 new jobs with an overall work force of 500
employees. There will be 41% of usable open space upon the completion of Phase II.

Davidson called for the applicant's presentation.

Don Shonkwiler, H.D. Delaware Properties, Inc., 400 South McCaslin Boulevard, Louisville,
Colorado, stated that the new name of the company is Quantum Peripherals Colorado. He introduced
Bob West and Bruce Dalton of OZ Architecture.

Bob West, OZ Architecture, 2336 Pearl Street, Boulder, Colorado, reviewed the two phases. He
explained that this facility will be next door to Neodata, with City open space on the west side of the
site. They were asking to extend Centennial Court and the public fight-of-way about 300' into the
site, so Quantum would have public access onto their site off of the newly extended court and that
the option site would have public access at least on 300' of frontage. They proposed terraced parking
that is evenly distributed around the site. They proposed piping the irrigation ditch along the top of
the property, because they are concerned that the ditch leaches water. They proposed a 200 s.f
intemally lit sign for identity offofHwy. 36. Quantum hoped to occupy the building in June of 1996.
With 60' of slope on the property, some portions of the buildings will exceed 35'.

Davidson called for Council questions and comments.
