Wanush stated that between 35 and 49 units could <br />be built and that decision would be made at a <br />later date at the time of subdivision and PUD. <br />This will require another public hearing for both <br />Planning Commission and Council. <br />Nancy Blackburn, Downing Leach, explained to <br />Council that this is a very low density request <br />and asks Council to approve the request. <br />Mayor Fauson asked for anyone wishing to speak in <br />favor of or in opposition to Ordinance #897. <br />Mike Carruthers, 941 Garfield Ave., asked that the <br />20,000 s.f. lot size be maintained when this comes <br />in for PUD approval. <br />Mayor Fauson closed the public hearing and asked <br />for a motion. Mohr moved that Ordinance #897 be <br />approved. Anderson seconded. By Roll Call Vote <br />Ordinance #897 was approved unanimously. <br />ORDINANCE #898 - ANNEXATION REQUEST - WIGGETT LTD. - <br />PUBLIC HEARING Rautenstraus read by title only Ordinance #898, <br />"An Ordinance annexing to the City of Louisville, <br />Colorado, a parcel of approximately 2.49 acres <br />located west. of Walnut Street in Section 8 which <br />is owned by W.H.P., limited." Proper publication <br />and notice of public hearing were established. <br />Mayor Fauson opened the public hearing. <br />Wanush explained that WHP ltd. is the owner of a <br />2.5 acre parcel of ground currently in the county <br />and zoned Suburban Residential. They have <br />requested annexation to the City with Residential <br />Low Density zoning. The property is located in <br />the northeast corner of the area known as the <br />Spruce Lane Neighborhood. At the May 13th public <br />hearing, the Planning Commission approved the <br />annexation yet denied the proposed RL zoning and <br />recommended RE zoning along with six conditions. <br />Nancy Blackburn, Downing Leach, stated that along <br />with the annexation they are asking for RL zoning <br />for this parcel for the flexibility of development <br />options and the surrounding areas are zoned RL. <br />Slides were presented depicting the types of homes <br />they hope to develop - single family detached. <br />Blackburn feels that the increase in traffic <br />produced by this development is insignificant. <br />Mayor Fauson asked far anyone wishing to speak in <br />favor of or in opposition to this Ordinance. <br />8 <br />
