Pa~.l Wood, Planning Director, stated that the applicant wishes to <br />construct a 4,100 s.f., one story bank with future expansion to <br />6,~00 s.f. total, with a building height of 21'4". The property is <br />Lot. $ within the Centennial Marketplace Shopping Center at the <br />corner of McCaslin Boulevard and Cherry Street. There are two <br />dr~ve-thru ATM machines on the east side of the building. Access <br />to the property will be shared with Lot 9 from the private interior <br />loop road. Building coverage at build-out is approximately 8.7%, <br />with 40% of the property landscaped. Planning Commission held a <br />puk,lic hearing February 8, 1994, and approved Resolution No. 4 with <br />a vote of 7 - 0 subject to six conditions (SEE ATTACHED). He <br />explained that all of the provisions had been completed with the <br />exception of the parking deferral and pedestrian access from Cherry <br />Street. <br /> <br />Davidson called for the applicant's presentation. <br /> <br />Don Shonkwiler, Homart Development, was there <br />questions. <br /> <br />to answer any <br /> <br />Lynn Moore, Davis Partnership Architects, 1775 Sherman St., #3100, <br />Defter, Colorado 80203, reviewed the project. She explained that <br />they are proposing 56 parking spaces well screened from West Cherry <br />and. McCaslin Boulevard. It will be a one story, flat roofed, <br />red./brown brick building, with all of the mechanical items on the <br />roof screened. <br /> <br />Tim Pinnick, 1st Bank of Boulder, 6500 Lookout Road, Boulder, <br />Colorado 80301, stated that 56 parking spaces are important for <br />them to provide the proper service during peak hours. There will <br />be significant landscaping shielding the parking area. <br /> <br />Levihn wondered what was proposed for Lot 9 in the development. <br /> <br />Sh¢.nkwiler: <br /> <br />The proposal for Lot 9 is for a <br />small office, possibly some retail. <br /> <br />Levihn proposed that they be allowed to have the 56 parking spaces. <br /> <br />Keany wondered about the access from Cherry Street and he wanted to <br />make sure that the trash truck would have plenty of room to get in <br />and. out. <br /> <br />Pinnick stated that there would be a sidewalk coming from Cherry to <br />th~: sidewalk in front of the bank. <br /> <br />Mayer was concerned about the traffic flow. <br /> <br />Howard moved that Council approve the final PUD Development Plan <br />and. adopt Resolution No. 17, Series 1994, that this meets the <br />des. ign guidelines, that the 56 parking spaces come on line at once, <br />and. all of the other concerns of the Planning Commission be held. <br /> <br />10 <br /> <br /> <br />
