DI'~:CUSSION/DIRECTION - REQUEST BY KNOLLWOOD TO FILE A GENERAL <br />DE~q~LOPMENT PLAN FOR APPROXIMATELY 163 ACRES AT THE SOUTHWEST <br />CO~'/~ER OF S.H. 42 AND 104TH STREET <br /> <br />Paul Wood, Planning Director, stated that within the Planned <br />Co~unity Zoned District the applicants wish to designate <br />ap~.roximately 133 acres as residential and open space. In <br />addition, approximately 30 acres would be involved in an industrial <br />or a replat of a portion of the Colorado Tech Center 1st filing. <br />It would remain industrial and replatted into different lot <br />configurations, reducing the number of lots. There will be 318 <br />large lots averaging 12,000 s.f. on 133 acres. There will be three <br />dis.tinct neighborhoods separated by open space and roadways, with <br />access primarily from Hwy. 42 and 104th Street. <br /> <br />Davidson commented that he was involved in the initial discussion <br />between Chuck Bellock and the City Administrator, but took no part <br />in the initial negotiations. <br /> <br />Sisk commented that he had received a copy of the contract that Mr. <br />Bellock signed to purchase this property, as his name is on the <br />mailing list. <br /> <br />Davidson called for the applicant's presentation. <br /> <br />Chuck Bellock, representing Community Development Group of <br />Louisville (Knollwood), explained that of the site, 30 acres would <br />be developed as park land, which would be contiguous to the <br />existing open space that the City of Louisville already owns above <br />Coal Creek creating a substantial buffer between this community and <br />the industrial to the south. He reviewed the Knollwood PCZD <br />handout (SEE ATTACHED). <br /> <br />Davidson called for Council comments or questions. <br /> <br />Davidson asked for the total percentage of open space. <br /> <br />Bellock: It's 32%. <br /> <br />Mayer was uncomfortable with the PCZD zoning. He wanted specific <br />zonings on the residential portion. He liked a minimum size lot of <br />8,¢00 - 9,000 s.f. He liked the neighborhood park. <br /> <br />Ho%'ard liked the 12,000 s.f. lots and the location of the open <br />space. He wanted to ensure that the flow of traffic was adequate <br />for the number of residents. <br /> <br />Levihn wondered if there was a provision for a bike path on 104th. <br />Be]lock stated there was not, but it could be looked at. <br /> <br />6 <br /> <br /> <br />
