Sisk wondered if the dedication of the parks would be done <br />immediately. <br /> <br />Bellock: <br /> <br />We would dedicate all of the parks <br />contained within this PCZD at the <br />first Plat and we would complete the <br />trails. <br /> <br />Lathrop stated that he, Howard, and the City and County engineering <br />staffs had been working on how to route 96th Street traffic to Hwy. <br />42 without going down past the Post Office. A possibility would be <br />crossing the railroad at grade and getting over to Hwy. 42 <br />primarily through this piece of property, a temporary road use. He <br />felt there needed to be some discussion as to what feasibility <br />there may or may not be for a temporary road through some portion <br />of this project to get to Hwy. 42. <br /> <br />Davidson liked the 32% open space. He stated that the completion <br />of 104th Street would take a significant amount of traffic off of <br />Front and Pine Streets. He stated that the base for CTC would be <br />large enough that the Special Tax District payment against the <br />bonds would no longer be so prohibitive that it discourages people <br />from going there. <br /> <br />Be]lock felt he should come back with a PCZD and a PUD at the same <br />time, so that all of the important details could be included in the <br />preliminary document, such as street widths and lot and park sizes. <br />Ali of the development issues would be resolved in the Master Plan <br />of the PCZD and the PUD simultaneously. <br /> <br />Davidson called for further Council comments. <br /> <br />NOS'E <br /> <br />RESlOLUTION NO. 16, SERIES 1994 - FINAL SUBDIVISION REPLAT - <br />TREE~N SUBDIVISION <br /> <br />Sisk asked to be excused from this discussion and the next <br />discussion on Resolution No. 17, Series 1994 - Final PUD <br />Development Plan - 1st Bank of Boulder, due to conflicts of <br />interest. <br /> <br />Davidson excused Sisk from Agenda items 6G and 6H. <br /> <br />Paul Wood, Planning Director, stated that the applicant is Terry <br />Kristovich. This is for the replat of Lot 1, Popcorn Acres (5.75 <br />acres) into an eight lot subdivision for single family detached <br />homes. The annexed RR zoned property is north of Pine Street, <br />south of Spruce Street, and east of Spruce Lane Subdivision. The <br />ap~,licant currently resides on the proposed Lot 6. The minimum <br />required lot area is 20,000 s.f. with a minimum lot width of 120'. <br />Pre.posed Lots 1, 4, 5, 6, and 8 will front and be provided access <br /> <br />7 <br /> <br /> <br />
