Huson conveyed to Council that approximately 30
contractors had requested bid documents for this
project.
MCSTAIN MASTER PLAN Representatives from McStain Enterprises asked to
approach the City Council to request an update
of their current :master plan with a redistribution
of the land use areas within their subdivision,
including moving the commercial use to the
southeast corner of Pine Street and Via Appia.
Craig Krueger, McStain Representative, presented
to Council the proposal offering the advantages of
a location bounded by an arterial street and a
major collector street, a site that has all
utilities adjacent to it allowing immediate
commercial development. It is also a centralized
location within the City as future residential
development in the City is slated to occur in the
immediate area.
Krueger expressed McStain's interest in getting
Council's reaction to designing an incentive
program similar to what Council provided to Homart
so that McStain can develop a more flexible
building permit system and not be limited to 119
building permits each year. These items would be
worked out through the necessary procedures
including a Pub7Lic Hearing. McStain is only
requesting this evening a motion from Council
indicating that this is a concept that Council is
willing to consider.
The actual size of the commercial area is
approximately 7 acres with another adjacent 3
acres designated as a church site.
By moving this commercial development to this
site, an additional 4-5 acres would be available
to the recreation site. The fire district has
also contacted rlcStain concerning a site for an
additional fire station somewhere in this area.
Council generally agreed that shifting the
commercial area to this location would be a
benefit to Louisville including the benefits of
increased competition.
Luce moved that Council express its willingness to
look at this concept further and to send it
through the City`s review process including staff
review, Planning Commission, and finally City
Council. Johnson. seconded and the motion was
passed unanimously.
7
