Mayer did not like the density and felt Council should stay with
the existing zoning. He wanted to see the land dedication join
Bridgefield East's land dedication, making a larger park. He was
concerned with the drainage and also wanted a bike path connection
from Short Street over to bike path at Bridgefield East. He didn't
like the open space strip at the bottom of the development. He
wanted all of the land dedication grouped into one park area.

Lathrop agreed with Mayer's comments and felt more work was needed
on this project.

Howard felt Council should consider purchasing this property as
open space. He felt it was inappropriate to change the zoning.

Sisk didn't feel the zoning should be changed. He proposed that
the City have a bond issue to consolidate the sales tax revenues,
so the City can buy more open space properties.

Levihn didn't feel the development fit in the middle of Old Town.
He didn't like the substandard cul-de-sacs.

Keany didn't feel the zoning should be changed. He felt there were
other areas of town that were in need of parks at this time.

Davidson moved that Council send this on to the Planning Commission
with a recommendation for denial. Seconded by Sisk. Roll call was
taken. Motion passed by a 7 - 0 vote.

Davidson called for a five minute break.

Davidson called the meeting back to order.

RESOLUTION NO. 21, SERIES 1994 - APPROVING FINAL PUD DEVELOPMENT
PL~.~ - 908 MAIN STREET

Paul Wood, Planning Director, explained that this would allow the
applicant to add two stories to an existing one story, 4,163 s.f.
masonry building. Each level would add 5,180 s.f. to the structure
and[ would extend approximately 21' behind the main level to the
rear of the property line. The proposed building height with the
third story in place would be approximately 35' at the front and
38' at the rear. The Planning Commission held a public hearing on
February 17, 1994, and approved Resolution No. 8, with a 7 - 0 vote
and one condition: PUD Development Plan should reflect maximum
height of front building elevation to not exceed an elevation of
13E'0" or 38' from average finished grade. The owners of the
property are C.E.L. Partnership consisting of Ray Caranci, Dana
Echohawk, and Arlin Lehmen.

Davidson called for the applicant's presentation.

8
