Our studies show <br />approximately 2,500 people per day <br />will use the Center or about 75,000 <br />per month. <br /> <br />Are there any estimates as far as <br />gross retail sales for the entire <br />shopping center? <br /> <br />Kmart is looking to gross at least <br />$16 million in their first year. <br />King Soopers projection is around <br />$400 thousand per week. As far as <br />the individual tenants, we have <br />round 28,000 sq. ft. and we can <br />figure around $200.00 per sq. ft. <br /> <br />How does a liquor store figure into <br />the tenant mix? Why is it <br />important? <br /> <br />Due to the Colorado law major <br />grocery stores cannot sell hard <br />liquor, so it's always contemplated <br />when we do a shopping center to have <br />a liquor store with a grocery store <br />as an order of convenience. <br /> <br />It would be safe to say that <br />throughout the metropolitan areas in <br />Colorado especially up and down the <br />Front Range that it would be very <br />unusual for a shopping center not to <br />have a grocery store and a liquor <br />store in the center. <br /> <br />That's a very true and fair <br />statement. I can't think of a <br />center that we've done that we've <br />not had a liquor store. <br /> <br />How many centers is that? <br /> <br />We've probably done eight centers in <br />the Front Range. <br /> <br />Based on your past experiences as a <br />developer and in putting this center <br />together with the information that <br />was collected to determine if the <br /> <br /> <br />
