LOUIS CATHOLIC CHURCH RECTORY <br />DAYCARE - SPECIAL REVIEW <br /> <br />John Franklin, Director of Community Development, explained that <br />the Special Review Use would allow a childcare use in accordance <br />with Louisville's Zoning Regulations. The use would be at 602 <br />Grant, which is presently being used as the rectory building, which <br />is also a multi-use building. The Planning Commission reviewed <br />this and by a 7-0 vote recommended approval of the special review <br />use with four conditions. <br /> <br />1.) <br /> <br />the Special Review Use be restricted to the St. Louis <br />Church organization; <br /> <br />2.) <br /> <br />the use be allowed for 24 months, with possibility of <br />extension; <br /> <br />3.) <br /> <br />the use terminate upon completion of the new St. Louis <br />daycare center west of Grant; and <br /> <br />4.) <br /> <br />the applicant replace the old driveway ramp with vertical <br />curb and gutter. <br /> <br />Father Don Willette, Pastor of St. Louisville Catholic Church, 902 <br />Grant, Louisville, CO, stated that earlier in the spring they had <br />come before Council and asked for a PUD plan to put an addition on <br />the school for a pre-school and daycare facility. Due to lack of <br />funds to do it right now, they're asking for an interim use of the <br />Father's large garage space to be finished as a general purpose <br />meeting room, then with interim use until they can get the other <br />pre-school built. All of the utilities are there, which makes it <br />convenient to finish it off as meeting room space. They have 125 <br />kids on a waiting list for pre-school and daycare. There is <br />adequate space for 18 kids in the space and with putting a front on <br />the garage it will add another eight kids. The State Code for <br />preschool and daycare operation requires 30 sq. ft. per child. <br />They'll include another large room in the house for another 14 <br />kids. Altogether they'll handle between 38 and 40 children. They <br />register for only half a day, so it will be 38 - 40 in the morning <br />and 38 - 40 in the afternoon session for a total of 80 - 90 kids <br />that they can accommodate out of the 125 on the waiting list.
