RESOLUTION NO. 15 <br />SERIES 2017 <br />A RESOLUTION RECOMMENDING APPROVAL OF A REQUEST FOR OF A <br />PRELIMINARY PLANNED UNIT DEVELOPMENT (PUD) AND PRELIMINARY <br />SUBDIVISION PLAT FOR 42 RESIDENTIAL TOWNHOME LOTS AND COMMON <br />AREAS ON 3.7 ACRES ZONED RM AND WITH DETENTION FACILITIES AND <br />OTHER LANDSCAPE IMPROVEMENTS ON THE ADJACENT CITY -OWNED 1.44 <br />ACRE PARCEL WEST OF HIGHWAY 42 AND NORTH OF LOCK ST.; LOTS 1A, 1B, <br />AND 1C CLEMENTINE SUBDIVISION FILING NO. 2, LOT 2 CLEMENTINE <br />SUBDIVISION, AND THE ADJACENT CITY -OWNED 1.44 ACRE PARCEL WEST OF <br />HIGHWAY 42 AND NORTH OF LOCK ST. <br />WHEREAS, there has been submitted to the Louisville Planning Commission an <br />application for approval of a request for of a Preliminary Planned Unit Development <br />(PUD) and Preliminary Subdivision Plat for 42 residential townhome lots and common <br />areas on 3.7 acres zoned RM and with detention facilities and other landscape <br />improvements on the adjacent City -owned 1.44 acre parcel west of Highway 42 and <br />north of Lock St.; Lots 1A, 1 B, and 1 C Clementine Subdivision Filing No. 2, Lot 2 <br />Clementine Subdivision, and the adjacent City -owned 1.44 acre parcel west of Highway <br />42 and north of Lock St.; and, <br />WHEREAS, the City Staff has reviewed the information submitted and found <br />that, subject to conditions, the application complies with the Louisville zoning and <br />subdivision regulations and other applicable sections of the Louisville Municipal Code; <br />and; <br />WHEREAS, the Planning Commission has considered the application at a duly <br />noticed public hearing on June 8, 2017, where evidence and testimony were entered <br />into the record, including the findings in the Louisville Planning Commission Staff Report <br />dated June 8, 2017. <br />NOW THEREFORE, BE IT RESOLVED that the Planning Commission of the City of <br />Louisville, Colorado does hereby recommend approval of a request for a Preliminary <br />Planned Unit Development (PUD) and Preliminary Subdivision Plat for 42 residential <br />townhome lots and common areas on 3.7 acres zoned RM and with detention facilities <br />and other landscape improvements on the adjacent City -owned 1.44 acre parcel west of <br />Highway 42 and north of Lock St.; Lots 1A, 1 B, and 1 C Clementine Subdivision Filing <br />No. 2, Lot 2 Clementine Subdivision, and the adjacent City -owned 1.44 acre parcel west <br />of Highway 42 and north of Lock St with the following conditions: <br />1. Prior to the City Council public hearing, the applicant shall submit a drainage <br />report which analyzes regional detention on the City -owned property. <br />2. Prior to the City Council hearing, the plans shall be revised to the satisfaction of <br />the LFPD. <br />3. Prior to the City Council hearing, the plans shall be revised to the satisfaction of <br />the Public Works Department. <br />PASSED AND ADOPTED this 8th day of June, 2017. <br />
