RESOLUTION NO. 03 <br />SERIES 2018 <br />A RESOLUTION RECOMMENDING APPROVAL OF A REQUEST FOR OF A FINAL <br />PLANNED UNIT DEVELOPMENT (PUD) AND SUBDIVISION PLAT FOR 42 <br />RESIDENTIAL TOWNHOME LOTS AND COMMON AREAS ON 3.7 ACRES ZONED <br />RM (LOTS 1A, 1B, AND 1C CLEMENTINE SUBDIVISION FILING NO. 2, LOT 2 <br />CLEMENTINE SUBDIVISION), AND APPROVAL OF DETENTION FACILITIES AND <br />OTHER LANDSCAPE IMPROVEMENTS ON THE ADJACENT CITY -OWNED 1.44 <br />ACRE PARCEL WEST OF HIGHWAY 42 AND NORTH OF LOCK STREET <br />WHEREAS, there has been submitted to the Louisville Planning Commission an <br />application for approval of a request for of a final Planned Unit Development (PUD) and <br />Subdivision Plat for 42 residential townhome lots and common areas on 3.7 acres zoned <br />RM (Lots 1A, 1B, and 1 C Clementine Subdivision Filing No. 2, Lot 2 Clementine <br />Subdivision) and approval of detention facilities and other landscape improvements on <br />the adjacent City -owned 1.44 acre parcel west of Highway 42 and north of Lock Street; <br />and <br />WHEREAS, the City Staff has reviewed the information submitted and found that, <br />subject to conditions, the application complies with the Louisville zoning and subdivision <br />regulations and other applicable sections of the Louisville Municipal Code; and; <br />WHEREAS, the Planning Commission has considered the application at a duly <br />noticed public hearing on February 8, 2018, where evidence and testimony were entered <br />into the record, including the findings in the Louisville Planning Commission Staff Report <br />dated February 8, 2018. <br />NOW THEREFORE, BE IT RESOLVED that the Planning Commission of the City of <br />Louisville, Colorado does hereby recommend approval of a request for a final Planned <br />Unit Development (PUD) and Preliminary Subdivision Plat for 42 residential townhome <br />lots and common areas on 3.7 acres zoned RM and with detention facilities and other <br />landscape improvements on the adjacent City -owned 1.44 acre parcel west of Highway <br />42 and north of Lock St.; with the following condition: <br />1.
