City Council <br />Meeting Minutes <br />March 16, 2021 <br />Page 8 of 13 <br />Applicant presentation — Alicia Rhymer, United Properties, stated this is phase one for <br />this property and phase two for another lot should come forward later this year. She <br />reviewed the proposal noting they are encouraging walkability on the site as well as <br />maintaining the rural entryway. She highlighted the landscaping and lighting plans. <br />Chase La Houssay, 7-Eleven, gave some information on the products they are planning <br />for the site. <br />Public Comments <br />Josh Cooperman, 2165 Wagon Way, stated he doesn't support this project as he thinks it <br />is inconsistent with the Comprehensive Plan, the Transportation Master Plan, and the <br />Sustainability Master Plan. He feels the proposal does not fit with the rural character of <br />the area and he feels adding a gas station will not support the goal of reducing <br />greenhouse gases or moving towards a carbon free future. <br />Tamar Krantz, 691 West Street, urged denial of the proposal as she does not think the <br />gas station meets the SRU criteria and it is against the sustainability values of the <br />community. <br />Tim Cromie, 134 Jackson Circle, stated he supports the project as the City can benefit <br />from the revenue and this is a good location for a gas station on the way in or out of town. <br />Tiffany Boyd, 550 Grant Avenue, stated she doesn't feel the City needs a fuel station that <br />adds to the greenhouse gases in town. It is against the Sustainability Action Plan and <br />community goals. She feels it sends a bad message to allow a gas station. <br />Sherry Sommer, 910 South Palisade Court, stated she does not support the proposal for <br />the same reasons as the earlier speakers and she would like to see the industrial building <br />held to a higher standard for sustainable building. She urged denial. <br />Stephanie Rowe, 631 West Street, also urged denial and asked if wildlife on the site will <br />be protected during construction. <br />Bill Stephens, Pastor Ascent Church, urged approval noting this property will be <br />developed at some point and this proposal is a good one that allows development and <br />retains some of the rural character on the site. <br />Justin Villa and Megan Malcolm -Peck, 528 South Taylor, stated they own a company in <br />the Colorado Tech Center and they see this as a good addition to the area bringing new <br />companies, and providing a place for people working in the Tech Center to get gas and <br />food as there are no other options in the Tech Center for that. <br />
