Even if all of the property is <br />not designated as City Open Space it will still feel like open space. She is willing to give <br />concessions such as another story on their buildings to encourage such clustering <br />Mayor Pro Tern Maloney also likes that idea and suggested there may need to be some <br />flexibility on density and height in the PUD process to make that happen. <br />Councilmember Dickinson asked the applicant if it is possible to put all 3M sf south of <br />Disc Drive. Baukol stated that such clustering would require the building to go higher <br />which might then eliminate some uses such as research and development so that will be <br />a challenge. He stated if it was all office it could be done, but it will require more work to <br />see if it is possible. <br />Councilmember Dickinson state he would like to see the development as far south as <br />possible but using the Disc Drive line may not make sense. <br />Councilmember Lipton stated if this is the requirement it would mean this is an office park <br />not a mixed use park. <br />The consensus of the majority was to change the condition to require 93 acres to be <br />dedicated and as Open Space and zoned on dedication. <br />There was also consensus that the intent is for the buildings to be clustered on the south <br />of the property, preferably south of Disc Drive, so the open land is as contiguous as <br />possible with Parcels C and A. Director Zuccaro stated this may have to be a note on the <br />GDP rather than a condition in the ordinance. <br />Condition #5 The applicant shall be provided an additional (43,560 X FAR of. 27) 11,761 <br />square feet of building space development for every additional acre of Open Space <br />dedicated to the City above the required 83.7 acres in locations and amounts approved <br />by the City up to a total Public Open Space dedication of 100 acres. <br />The consensus was to strike this condition as this issue was basically addressed in the <br />previous condition. <br />Condition #6 All buildings shall be heated, cooled and provided hot water by electric <br />power and that the use of natural gas will be limited to providing back up emergency <br />electrical generation power and only for the process uses where the best available <br />technology cannot rely on electrical power or if electrical power is deemed impractical or <br />infeasible. <br />Mayor Stolzmann stated she prefers to stay with the applicant's proposal rather than this <br />condition. Councilmembers Dickinson and Brown agreed. <br />
