<br />'\ <br /> <br />-- -- -"- - ."'- <br /> <br />Existing: <br /> <br />Joist spacing varies <br />but is estimated to be <br />28 inches to 30 inches. <br /> <br />Joist span varies <br />but in~,some areas is <br />estimated to be as <br />much as l6'to 18 feet. <br /> <br />Code requirements: <br /> <br />Maximum allowable <br />spacing is 24 inches. <br /> <br />Maximum allowable <br />span for 2 inch by <br />6 inch joist is <br />9 foot 6 inches. <br /> <br />This over span and over spacing results in a very "springy" <br />floor and is probable cause of the hair line cracks in the <br />wall at the sides of the arch-way opening on the main floor. <br /> <br />5. The existing exterior grade around the structure, <br />especially at the South side along the sidewalk, is incorrect <br />and permits surface water to drain towards and stand at the <br />foundation. This is - .apparent cause of a substantial part of <br />the foundation failure and the failure of ,the inadequate <br />retining walls in the excavated area. <br /> <br />In the opinion of the writer, the conditions noted are due to <br />natural. and normal deterioratio9~~rOUght about by ageing of the <br />structure and to the less tparfadequate construction delineated <br />herein and not to any outside action. <br />
