'..

,.

-,

HE~IORANDUM :

./

TO: Mr. Leon Wurl
City Administrator

FROM: Mel Stephan ~1)J
Building Inspector fA

DATE: December 9, 1975

Re: Requested inspection of structural conditions of the residence
of Alex Domenico, 1409 Courtesy Rd., Louisville, Colorado.
Inspection made December 3, 1975

The existing foundation is part soft brick and part rock
laid with lime mortar. The rock, brick and mortar are
highly moisture absorbent and moisture retentive and
subject to freeze - thaw damage. The exterior of the
foundation is covered in some places with a poured
concrete curb and in other places with stucco. Minor
damage to the surface is a normal" resul t of natures
freeze - thaw cycle.

2. The existing crawl space (basement) has a soft brick
wall on the South side which is deteriorated and
inadequate to act as a retaining wall for that portion
of the excavated area. The North wall has a 4 inch
hollow tile wall also inadequate to act as a supportive
retaining wall. The balance of the exc?vated area is
unsupported earth and is "spoiling" - off, this being
a normal action of vertical unsupported earthen walls.

3. (The crawl space entrance stairs are badly deteriorated
and' dangerous due to no support from wasted unsupported
earthen walls.

1.

~

4. The existing joist beams and floor joists are inadequately
supported. The beams are badly undersized for the spans.
The columnar supports have inadequate supporting bases.
The 2 inch by 6 inch floor joists do not conform to either
permissable spacing or span. The recommended loading
design for a residence floor is 40 lbs. per square foot
live load plus a dead load of 10 lbs. per square foot.
. I It

A comparison of the existing conditions with building
code requirements follows:

Existinq: Code requirements:
