RESOLUTION No. 62, SERIES 1998 AMENDMENT TO A FINAL PUD <br />DEVELOPMENT PLAN FOR 732 MAIN STREET (the Melting Pot Restaurant) <br />Davidson called for staff presentation. <br />Paul Wood, Planning Director, stated that this is an amendment to a Final PUD Development Plan <br />for. 732 .Main Street proposing. a two phase expansion to the existing building. The PUD includes <br />the request to increase the square footage from 5,900 to 10,058. The floor area ratio (FAR) is <br />currently at .84 for the 5,900 sf building. The first phase of the expansion would incorporate an <br />enclosure to the upper level patio. The second phase would provide an additional 3,700 sf for a two <br />story addition to the existing building. This square footage would be distributed evenly with the <br />basement, main level and second level. The entire building will be dedicated to restaurant use with <br />the expansion providing additional seating capacity. The proposed building height of the expansion <br />has been reduced from 30' 4" due to the redesign of the mechanical and roof structure. Based upon <br />`grade,' the majority of the building is at a height of 28.75'. The applicant is requesting height <br />variances for approximately 4.5' for a tower element which was added to the rear elevation to mimic <br />the tower at the front elevation, a 1.5' variance for a portion of the roof line which extends over the <br />rear access stairway, and a 1.8' variance for two proposed roof -top mechanical units. The wood <br />siding, glazing and timber building materials proposed for new construction will match the existing <br />building structure. In response to Council direction, the PUD has been revised to reflect that the <br />existing north elevation which is a gray, cinder block exterior wall will be painted to visually soften <br />the appearance of that wall from Main Street. There are eight on -site parking spaces, two of which <br />are stacked in the rear of the building. As advised, the PUD proposes to remove the existing sign <br />cabinets on the front and rear elevations and install signage consistent with the criteria. All <br />conditions from the Planning Commission have been met with the revised PUD. <br />Davidson called for the applicant's presentation. <br />Erik Hartronft, 801 Main Street, Louisville, Colorado, explained that the height of the existing <br />structure would be difficult to lower and, therefore, they are asking for a few variances in that regard. <br />He stated that the cabinet sign on the front of the building will not be removed, rather it will be <br />modified to become a solid paneled element with external lighting or cut out letters with internal <br />lighting. He provided a brief review of the changes that were made to the building per Council's <br />comments. He was then available to answer any questions. <br />Davidson called for Council comments and questions. <br />Mayer asked Hartronft if a traffic analysis was done to determine the increase in traffic due to the. <br />restaurant. <br />Hartronft replied there was not. <br />8 <br />
