Image 1: 739 S 104th St <br />SUMMARY OF PROPOSAL / STAFF COMMENTS: <br />The subject property is zoned Commercial Business (CB). It is one of two commercially <br />zoned properties within the Colorado Technological Center. This property was zoned CB <br />because it sits at the eastern entry way to the City of Louisville and a higher level of design <br />was desired at this prominent corner. The two buildings proposed to be constructed on the <br />property have been designed to be “flex” buildings. The applicant has not selected tenants <br />for the building at this point in time. Future tenants could include a mix of commercial and <br />retail establishments. Industrial uses are not permitted within the CB zone district. Unlike <br />other properties in the CTC which are subject to the Industrial Development Design <br />Standards and Guidelines (IDDSG), the proposed buildings are subject to the Commercial <br />Development Design Standards and Guidelines (CDDSG). <br />PUD DEVELOPMENT PLAN: <br />Site Plan <br />The proposed site plan includes two 40,960 square foot one story flex office buildings which <br />cover 24.5% of the 7.53 acre lot. Each of the two buildings is approximately 505 feet long <br />and has been located to conform with the setback requirements of the CDDSG. There is a <br />parking and loading area located between the two proposed buildings that will include two <br />trash and recycling enclosures. The parking and loading area will be screened from Dillon <br />Road by two 13 foot high walls on the south entryway.
