Davidson explained that this zoning would be the most restrictive zoning that could be placed on the m
property, which signals Council's intent.
Keany moved that Council approve at first reading, set the public hearing, set out for publication
Ordinance No. 1261, Series 1997, Daughenbaugh/Warembourg property, seconded by Howard. All
in favor.
Sisk offered a friendly amendment that there be a neighborhood meeting prior to the next presentation
at Council meeting.
Keany and seconder Howard accepted that. All in favor.
RESOLUTION NO. 27, SERIES 1997 AMENDED FINAL PUD DEVELOPMENT PLAN
FOR LOT 10A CENTURY OFFICE PARK CONTINUED FROM 6/17/97 COUNCIL
MEETING REQUEST OF CONTINUANCE BY APPLICANT TO 7/15/97 CITY COUNCIL
MEETING
Davidson commented that this piece of property had come before Council several times where the,
owner had attempted to change it from BO zoning to a more retail oriented zoning. Each time
Council denied the request.
Sisk suggested that the BO zoning remain and any retail usage be done by Special Review Use.
There needed to be a uniformity of signs.
Howard wanted to stick with the BO zoning.
Davidson moved that Council continue Resolution No. 27 to July 15, seconded by Sisk. All in favor.
RESOLUTION NO. 29, SERIES 1997 FINAL PUD DEVELOPMENT PLAN 801 MAIN
STREET
Paul Wood, Planning Director, stated that in conjunction with the Final PUD Plan, a revocable license
agreement, requiring approval by a special motion, to allow the installation of awnings projecting into
the public driveway from the building is part of this proceeding. The renovation proposed to expand
the 11,600 s.f building by about 5,000 s.f. The basement, first, and second floors would be used for
a mix of retail and office uses. The third floor would be office only. There would be elevator access
to all floors. In Council's packet were letters of confirmation that the Colorado State Historical
Preservation Office would anticipate full acceptance of the project. The applicant wanted to duplicate
some of the historic signage on the east elevation, third story, about 87 s.f. Staff recommended that
that square footage be allowed and used exclusively for the historic sign. Planning Commission
approved the Final PUD Plan on June 10 with seven conditions. Excepting the final authorization
letter from CSHPO, all conditions had been met. Resolution 29 had three conditions of approval.
5
