development to have that access. The only requirement by City Cods
is to have two (2) accesses to this developsitnt, which would be the
two (2) existing accesses on the west side of the devslovment. The
access to South boulder Road provides another cocoas to South
boulder Road, another seam for emerged vehicles, and it lines up
with an *misting intersection, which has a full median cut. He
stated that in regard to the soils end erosion, as of October 1,
1902, all new dsveloprent is required to submit a store water
aanagenent plan to the Colorado State Health Department. They plan
to fully comply with those requirements. Those requirements are to
provide silt fences and erosion control s•asures, as faros seeding
of the slopes that are disturbed. He explained that there is a
path that is planned that will be constructed by the developer
along Davidson Ditch and will connect to South boulder Road and to
the east to other trails in Louisville. The trail will also
provide *coos* to the neighborhood park that's proposed within the
develop ont. He commented that the walk -out style units being
discussed are an important design for this development. If the
walk -out style's are not allowed, retaining walls will be the only
measure that will be available to allow building in this area.
They teal that with the combination of vegetation and mature
landscaping in the rear of these yards, it otters screening to the
walk -out units.
Davidson called or Council comments and questions.
Lathrop: I used to live in Ri l i sborough Hest,
so he is very familiar with this
site. It hadn't occurred to as her
such dirt you all are planning to
cove. by looking at the cross
sections and the dotted lines that
show the existing contours compared
to what will be, ives two (2)
totally different pictures. The
slopes as we know them now will
change substantially. In many areas
of the existing property the erosion
vill become less of an issue except
for certain areas. The essence of
one of ay questions is the erosion
control s•aoures that will be taken
after the over lotting and prior to
construction, which in some cases
could be up to two (2) years, in
particular on the south side of West
Willow and exactly how that erosion
control measures would be installed
to protect the tolka that would be
using the 'rail that runs down that
.► draw.
20
