He noted one of the Staff recommendations was to limit the <br /> residential units in the commercial area (12 units). He explained it would limit a vertical <br /> mixed -use concept. He asked Council for flexibility on the vertical mixed -use <br /> component in Planning Area #1. <br /> City Attorney Light requested the following documents entered into the record of the <br /> Public Hearing by a City Council motion: All application materials submitted by the <br /> applicant in connection with the Subdivision, the PUD Amendment and GDP <br /> Amendment applications; all City Council packet material; the public hearing notices <br /> and proofs of publication and notice for the hearing; all written referral and public <br /> comments received regarding the applications; the City's subdivision and zoning <br /> ordinances set forth in titles 16 and 17 of the Louisville Municipal Code; and the 2005 <br /> Citywide Comprehensive Plan and a copy of the PowerPoint presentation. <br /> MOTION: Mayor Sisk moved to accept all the documents outlined by the City Attorney <br /> into the record of the hearing, seconded by Councilor Dalton. All were in favor. Motion <br /> carried. <br /> COUNCIL COMMENTS <br /> Councilor Muckle asked why the higher lot coverage is being requested in this area. <br /> Principal Planner McCartney explained the 70% lot coverage would allow for <br /> consistency throughout the development and provide similar model types. <br /> Councilor Muckle asked for the maximum floor area coverage allowed in the Old Town <br /> Overlay District. Principal Planner McCartney stated it varies based on lot size. <br /> Councilor Muckle inquired about the phasing of Planning Area #1 and suggested the <br /> phasing for commercial be before or concurrent with the residential development. <br /> Michael Markel, Markel Homes, 5723 Arapahoe Avenue, #2B, Boulder, CO explained <br /> they are trying to maintain the consistency on the lot size. He noted the market is for <br /> small single family homes and the amendment would allow the developer some <br /> flexibility. He asked for some flexibility to plan for the commercial area. They would like <br /> to put some residential into the commercial area and noted they are considering some <br /> vertical mixed -use. <br />
