Howard asked Johnston whether Centrobe accepted the four conditions of approval from the Planning <br />Commission. <br /> <br />Johnston replied that they would like the sign to be constructed with the proposed materials and that the <br />face not be recessed into the sign cabinet. He stated they accept all other conditions. <br /> <br />Howard moved that Council approve Resolution No. 2, Series 1999 -A Resolution Approving An <br />Amended Final PUD Development Plan for a Modified Sign Package for Centrobe, (formerly Neodata), <br />833 West South Boulder Road with the following amendments: <br /> <br />That a survey shall be performed by a state licensed professional land surveyor to ensure <br />that the monument sign approved through this Final PUD Amendment does not encroach <br />any easement; <br /> <br />o <br /> <br />That existing mature landscaping is not adversely affected by the placement of said <br />approved sign, subject to staff review; <br /> <br />° <br /> <br />That if the required landscaping is not installed by may 15, 1999, this PUD shall be called <br />back for review before Planning Commission pursuant to subsection 17.28.220 (A)and <br />that a performance guarantee consistent with City Code and City policies shall be held <br />until such time as the required landscaping is complete. <br /> <br />The motion was seconded by Lathrop. <br /> <br />Sam Light, City Attorney, offered a friendly amendment to the second line in the last 'whereas' clause <br />that the phrase "the Final PUD Development Plan" should be "the Amended Final PUD Development <br />Plan." <br /> <br />Amendment was accepted by Howard and Lathrop. Roll call was taken. Motion passed by a 7-0 vote. <br /> <br />RESOLUTION No. 3, SERIES 1999 - A RESOLUTION APPROVING A FINAL PUD <br />DEVELOPMENT PLAN FOR AN OFFICE AND PLUMBING SUPPLY WAREHOUSE FOR <br />SANDERS PLUMBING, LOT 11, BLOCK 1, CTC, 1st FILING <br /> <br />Davidson called for staff presentation. <br /> <br />Paul Wood, Planning Director, stated that the applicant, Sanders Plumbing, proposes to open a plumbing <br />supply warehouse facility. The facility would primarily be warehouse space for the storage and <br />distribution of plumbing supplies. A small amount of office space is proposed at the far east end of the <br />building, closest to the street. <br /> <br />The site is irregularly shaped due to the curved railroad easement along the south property line. The <br />southwest comer of the site is particularly awkward to develop because of its shape and is proposed as a <br />grass, storm water detention pond area.
